dc.description.abstractTato práce si klade za cíl představit právní institut nájmu bytu a domu, identifikovat jeho problematické stránky z pohledu pronajímatele a nabídnout preventivní řešení. Čtyři hlavní kapitoly postupně mapují historický vývoj, právní úpravu de lege lata dle občanského zákoníku, vybrané negativní aspekty a srovnání se zahraničními přístupy (Francie, Nizozemsko). Výsledkem je ucelený přehled právních norem a praktických řešení, doplněný o úvahy de lege ferenda.cs
dc.description.abstract-translatedThe aim of this thesis is to introduce the legal institution of renting an apartment and a house, to identify its problematic aspects from the landlord's point of view and to offer preventive solutions. The four main chapters gradually map the historical development, the de lege lata regulation under the Civil Code, selected negative aspects and comparison with foreign approaches (France, the Netherlands). The result is a comprehensive overview of legal norms and practical solutions, supplemented by de lege ferenda considerations.en
