Vlastnictví každé nemovitosti sebou nutně nese určité náklady; jedním z nich je nutnost úhrady nákladů na správu této nemovitosti. Tento obecný princip je pro oblast bytového spoluvlastnictví diferencován. Rozlišuje se správa jednotky, kterou si zajišťuje a veškeré náklady správy s tím spojené hradí vždy výhradně vlastník jednotky přímo, a správa domu a pozemku, kterou zajišťuje osoba odpovědná za správu domu a pozemku a náklady s tím spojené hradí podle určitých pravidel vlastníci jednotek poměrně.Owning any property necessarily entails certain costs; one of them is the need to cover the costs of managing this property.
