Abstract
Vlastnictví každé nemovitosti sebou nutně nese určité náklady; jedním z nich je nutnost úhrady nákladů na správu této nemovitosti. Tento obecný princip je pro oblast bytového spoluvlastnictví diferencován. Rozlišuje se správa jednotky, kterou si zajišťuje a veškeré náklady správy s tím spojené hradí vždy výhradně vlastník jednotky přímo, a správa domu a pozemku, kterou zajišťuje osoba odpovědná za správu domu a pozemku a náklady s tím spojené hradí podle určitých pravidel vlastníci jednotek poměrně.
Owning any property necessarily entails certain costs; one of them is the need to cover the costs of managing this property. This general principle is differentiated for the area of housing co-ownership. A distinction is made between the management of the unit, which is ensured and all related management costs are always paid exclusively by the owner of the unit directly, and the management of the house and land, which is provided by the person responsible for the management of the house and land, and the related costs are paid proportionally by the owners of the units according to certain rules.
